Maciel’s Flowers has grown from a small family-operated floral company into a trusted supplier serving retailers, wholesalers, and floral partners across the western United States. As demand increased, the company needed more space to support continued growth.
The Opportunity
A 28-acre agricultural property in Oxnard, California offered significant greenhouse, processing, and storage capacity, but the property required substantial rehabilitation. The previously abandoned operation had experienced a fire, electrical-wire theft, and deterioration to portions of its greenhouse and warehouse infrastructure.

USREC provided a $3.575 million first trust deed investment supporting the acquisition and rehabilitation of the property. The opportunity required an understanding of both the property’s current condition and its potential to return to productive agricultural use.
USREC evaluated the underlying real estate, existing improvements, intended use, and path to rehabilitation, applying practical real estate judgment to an opportunity that presented challenges for conventional financing.
The Outcome
Following the investment, the property’s 54,212-square-foot agricultural processing and storage warehouse was restored, and the site now supports large-scale commercial cultivation. Maciel’s Flowers is leasing a portion of the property as it expands its operations.
The additional space gives Maciel’s Flowers greater capacity to increase inventory, improve operational efficiency, expand its product offerings, and serve a growing customer base that includes Whole Foods Market, Vallarta Supermarkets, Gelson’s, and Bristol Farms.
